Termini Associates is a real estate firm specializing in the analysis and marketing of property for residential development. Wetland Analysis
State and local wetland regulations are often the determining factor in what can be developed on any given property. An analysis of any identified wetlands, vernal pools, or river front areas is often the first step in evaluating the feasibility of any development. Elements of State Wetland and Conservation Regulations, State River Bill and Endangered Species Restrictions could all have a bearing on the project and must be identified early in the project.
Governmental Regulation
Zoning regulations dictate what can or cannot be built on a property, however it is necessary to consider all government programs and regulations including but not limited to 61A regulations, State 40B regulations, State 40R regulations as well as municipal zoning, subdivison, and water resource planning regulations. We make a special effort to determine what type of project is likely to be favored by a community and how cooperative or obstinate a community is likely to be toward a proposed development.
Market Analysis
Local market conditions and community needs dictate what type of product can be built and successfully marketed in the community. Should it be single family, townhouse, or condominium? What size, what price range? These are some of the questions that must be answered before a marketing plan can be developed.
Engineering Layout
After the first three stages are complete, a hypothetical engineering layout is created. The layout estimates the number, size, and type of units, length of road, and infrastructure obstacles.
This is used to estimate unit construction and infrastructure costs, as well as the retail price of the units. At this point a true value of the property can be determined and a marketing package developed and presented to the development community.
After a project has been sold (Purchase and Sale Signed) it is usually the buyers responsibility to secure all permits and approvals for the project. Termini Associates acts as a conduit between the buyer and seller through this process as well as assisting the buyer in securing the necessary permits.
